Tours and visits
The easiest way to get started is through our contact page, where you can fill out a quick form, and our team will follow up with you. You can also head to our Floor Plans page, select the layout you're interested in, and click "Book a Tour". Prefer a more direct line? Give us a call or stop by the leasing office during office hours, and we'll be happy to help.
At this time, we offer home videos of select apartments so you can picture the space before your visit. If stopping by isn't an option, our team is happy to schedule a guided video tour of the home you're interested in and our community amenities.
Application and Leasing
Applying to SOMA at 788 is easy! Head to our Floor Plans page, select the home you'd like to apply for, and click "Check Availability." Please note that if that option isn't showing, the apartment is no longer available. Once you've made your selection, choose your lease term and move-in date, then click "Lease Now" to complete our secure online application.
You'll need your two most recent consecutive paystubs or three months of bank statements, uploaded through our third-party verification system. We also accept offer letters sent directly to your leasing agent.
Each household is required to have a combined gross income of at least 3.5 times the monthly rent. For example, a home at $3,000 per month would require a combined gross income of $10,500.
We offer a range of lease terms from 3 to 14 months, giving you the flexibility to choose what works best for your plans.
We want every resident to feel settled and at home in our community. To maintain that experience for everyone, subleasing is not permitted under our lease agreement. If your plans change, we do allow early upgrades to a different home size at any time with no penalties.
Keeping your home and belongings protected is important to us, which is why renters' insurance is required for all residents. You're welcome to use any provider of your choice, as long as the policy meets the terms outlined in your lease. Please do keep in mind that keys will not be released without an active policy in place. Our leasing team is happy to walk you through the specific requirements when you're ready.
We're so glad you're staying! Before your lease term expires, our team will send you renewal offers for you to review directly in your Resident Portal. Once you've had a chance to look them over, simply make your selection on the portal, and your new lease will be ready to sign.
At this time, we do not offer BMR or low-income options within our community. We do, however, accept third-party vouchers and assistance. We'd love to help you find the right fit, so feel free to reach out, and our team will gladly talk through your options.
Move-In and Move-Out Support
Yes, there are a few fees to keep in mind as you get started. Here's a breakdown of the move-in basics:
Application Fee: $50 per applicant
Holding Deposit (Refundable): $600 to $1,000 per unit
Security Deposit (Refundable): $600 to $1,000 per unit

Yes! We want your move-in day to go as smoothly as possible. Once your lease is signed, our welcome mailer will include a curated list of local movers, a link to a USPS forwarding address, recommended cleaners for your previous home, and renters' insurance suggestions. On move-in day, onsite carts are available for checkout, and our freight elevator can be reserved after 12:00 pm so you can settle in with ease.
We want your apartment to feel like yours! You're absolutely welcome to personalize your space with decor and furnishings. Please do keep in mind that permanent modifications or alterations are not permitted under the lease, and we do ask that the apartment be returned in the same condition it was presented to you.
We understand that plans can change, and while we'd love for you to stay, we're here to help if something comes up. We offer a buyout option as well as the opportunity to only pay for the days the apartment is occupied. Reach out to your leasing agent for the specifics, and we'll work through the best option for your situation.
While we hope SOMA at 788 becomes your long-term home, when the time comes, we require a minimum of 30 days' written notice before moving out.
Once your notice has been submitted, we're here to help make your move-out as stress-free as possible. Here's what to expect:
A pre-inspection of your apartment to help maximize your deposit return
Access to local resources, including movers and storage recommendations
Freight elevator reservations available after 12:00 pm to make fewer trips
Our team can help coordinate your move every step of the way
Before your last day, please provide your forwarding address so we know where to send your deposit.
Under California Civil Code Section 1950.5, your deposit and interest must be returned within 21 days of your move-out date. If that timeline isn't met, you are entitled to double the amount. Typically, our team processes returns within 15 days.
Fees and Payments
The security deposit amount depends on your home size, with two different amounts based on the unit. Both are due at the time of submitting your application. For specific amounts, please refer to the Community Fee Guide on our Floor Plans page.
Utilities are billed separately from your monthly rent. Please note that there is a fixed monthly charge for Refuse/Trash services and the San Francisco Rent Board fee, while Water and Sewer charges are based on household occupancy.
Staying connected at home is easy at SOMA at 788. Your home comes with access to Xfinity and Google Webpass, with AT&T Fiber joining the lineup soon. Pick the provider that works best for you and get settled in from day one.
We know life gets busy, so we offer several flexible payment options to make things convenient for you:
Resident Portal: Multiple online payment options are available through your Resident Portal. Please note that processing charges apply.
Check or Money Order: Payments can be dropped off at the leasing office during office hours.
Wire Transfer: Payments can be wired in directly. Ask your leasing agent for your rent coupon.
Bank Mail: You can set up automatic payments through your bank to be mailed in. Just make sure they arrive before the end of the grace period.
We believe the amenities are one of the best parts of living here, so all community amenities are complimentary for residents. The only exception is parking, which is available at an additional monthly fee.
Parking
Yes, and the best part? No waitlist! We offer secured resident parking conveniently located above the Whole Foods, accessible only to residents with a parking tag. We offer two options to fit your needs: a monthly rate of $400 or a daily rate of $40.
Guests are always welcome at SOMA at 788. Please keep in mind that overnight guest vehicles may park on the curb or in our guest parking area, available on a first-come, first-served basis at $40 per night.
At this time, our community does not have its own EV charging stations, though that is coming Summer of 2026. In the meantime, there are several convenient options nearby. The Whole Foods parking area offers EVgo charging ports, with a larger EVgo station at Harrison & 6th, and an Electrify America station just one block over at Harrison & 5th.

We are here to help with any maintenance needs. The easiest way to submit a request is through your Resident Portal, where our team will be notified right away and ready to assist.
Our team is committed to ensuring your home is always well cared for. Response times may vary depending on the nature of the request, but rest assured that every issue is addressed promptly and with attention.
Pets
Absolutely! Your four-legged companion is more than welcome at SOMA at 788. We are a pet-friendly community in San Francisco that welcomes up to two pets per apartment home.
Yes, there are a few pet-related fees to keep in mind as you get your companion settled in:
Pet Deposit (Refundable): $500 per pet
Monthly Pet Fee: $75 per month, per pet
To help maintain a comfortable environment for all residents and their companions, please do keep in mind that aggressive breeds are not permitted, and all pets must also be under 70 lbs. For a full overview of our pet policy, we encourage you to reach out to our team directly.
We love our four-legged residents! Our community features a dedicated dog run where your pup can run, play, and meet new friends.

Yes! Each home is cable and high-speed internet-ready. You're free to choose from available providers, including Xfinity, Google Webpass, or AT&T Fiber, coming soon, so you can go with the one that works best for you.
We offer Courtesy Package Acceptance, so your deliveries are received and kept secure on your behalf.
